The Springs is a wonderful small community and really find no reason to leave, but for those who must here are five things they should know.

1. San Antonio median home price is $150,100, so homes going over $200k tend to be on the market much longer.
2. Existing homes are not only competing with other existing homes, but new homes as well. The price margin is slim between existing and new homes.
3. It is a buyers?’ market, so expect low balls offers especially from investors trying to offer only 80% of your house value.
4. Don?’t believe the hype that everyone is moving inside 1604 to avoid traffic congestion (281 & 1604 ?– Stone Oak Area). Stone Oak still remains to be one of the highest desired areas to live. Adding toll roads will make it more desirable, especially if it alleviates traffic congestion.
5. Small gated communities (The Springs) are becoming less extinct. Builders follow a patent formula that makes them more profitable by building homes when a set of orders have been placed, instead of previous years when it was handled by individual orders. The new trends are Master communities (multiple communities within one big one) and Phase developments (one area is fully developed before starting on the 2nd or 3rd phase).

Here are things you can do to sell your house faster?…

1. Make the front entrance inviting (curb appeal) by cleaning the house thoroughly and clearing away clutter, especially in the garage. Also, do all you can to reduce odors inside the house maybe cleaning the carpet.
2. You can freshen the appearance of the house by painting it inside & out. Make sure neutral colors are used. It would not hurt to hire professional help, because a sloppy paint job (paint on ceiling, drips, and spills) only deters buyers.
3. Fix all minor repairs and replace outdated light fixtures, especially the contractor type.
4. Remove portraits and memorabilia from walls. Do your homework on how to stage a house. Staging rooms can show off their true potential, instead of having buyers guessing if the room is a dinning or living room.
5. Flooring & kitchen (tile, wood, new appliances, & backsplash) must be updated, especially when your house is competing with new houses. Most buyers want the upgrades, instead of a cost savings to the asking price.
