When is the plan to fix the playground equipment?  Better yet why dont we install brand new equipment.  The kids would really like that..  

The Board of Directors has been pursuing the repair of playground equipment and the park fence for quite a while.   The delay has been in identifying contractors who are able and willing to do minor repair work.   One of our neighbors, Robert Bustillos, has recently completely a fabulous effort in locating at least two candidate contractors, and the Board is in the process of finalizing the contract(s) to repair the playground equipment (swinging walkway, steps, and posts; add play area dirt around the circular sidewalk) and the park fence (repair/replace 9 rails, reset 4 posts in concrete).    The estimated cost for the projects is a bit less than $2,500 (about $1500 for playground, $1000 for fence).

The estimated cost to replace the playground equipment in 2009 is about $7,500, although our Reserve Analysis Study forecasts the current equipment to have at least 5 years of "life" remaining before it may need major repair or replacement.  Should a majority of HOA members express a strong desire to replace the playground equipment sooner, a special assessment would likely be needed to be collected from each owner in order to avoid an unprogrammed and large debt to our Reserve Funds.   Presented with such a bill, Springs owners - with or without kids at home - may not share the kids' level of enthusiasm for new playground equipment....
